Rental Property Books

Landlords are my specialty. Rent and deposits recorded correctly, repairs kept separate from improvements, mortgage payments split between principal and interest, and each property tracked on its own.

Come tax time your accountant gets exactly what they need for Schedule E.

How I quote. Send me your last three months of bank and credit-card statements — or invite me into your QuickBooks — and I'll give you one flat monthly figure. It's based on how much is actually there, not a guess, and it holds for a full year.

Cleanup and catch-up is quoted flat once I've seen the file — it depends entirely on how far behind things are, and I won't guess at it sight unseen.

I'm Richard Huston, and Stoneman Bookkeeping is me — not a call centre, not a rotating account manager. You'll deal with the same person every month.

I owned and ran a rental property business, and I kept its books myself for years. I know what it's like to finish the real work of the day and still face a pile of receipts and accounts nobody has reconciled in months. That's the part I now take off people's hands.

Before that I taught mathematics for 27 years in the Columbus City Schools, and I hold a Master's degree in education. That matters here for one reason: when you ask me what a number on your Profit & Loss actually means, you'll get a straight answer you can follow. If figures have ever made you feel stupid, I promise you they shouldn't — I spent a career making them make sense to people who were sure they never would.

I'm certified in QuickBooks, Online and Desktop, and I work entirely remotely, so where you are doesn't matter much.

One thing I want to be clear about: I don't do tax returns. Bookkeeping is the whole of my business. You keep your CPA or tax preparer — I just make sure the numbers underneath are right, so their job is straightforward and your bill from them is smaller.
